100 UNIT MICRO APARTMENTS - YONKERS, NY

Adaptive reuse of Otis Elevator's multi-story manufacturing facility, conversion to residential, with the addition of 4-stories above the existing 7-story structure.  This structurally became recognized as possible since the existing structures previous use as a manufacturing facility was capable of supporting 250 PSF - which greatly exceeds the requirement for residential floor loading. However, the design also must consider the affect of the structures ability to resist wind and seismic loading. 

The existing building, reinforced concrete, was reinforced with masonry shear walls. The addition, in order to maximize efficiency and minimize the load, was designed as structural steel with x-bracing. The extension of the existing elevator shaft and inclusion of a second elevator added to the success of this 100 Micro Unit Project - resulting in the project being fully leased within months of being completed.
